Last time I promised I would talk a little bit about updating a home.  If you or someone you know is considering updating a home, I STRONGLY encourage you to consider consulting a REALTOR® before beginning any updates.  Even if you are not planning on selling your home for some time, you never know what opportunities or challenges life might bring your way that may necessitate a move earlier than you anticipated.  At that point, the updates you make now may really make a difference.

I've encountered a few potential home sellers over the past several months who started making updates to their home in anticipation of selling.  Unfortunately, they did not call me first.  They spent money on updates that would provide little or no return on investment.  In a couple of cases, the updates that were done actually hurt the home's market value and marketability.

Had the home owners called me first, I could have saved them money while enhancing the value of their home.  Instead, they had to spend more money to "undo" and then "redo" the updates correctly to better position their home to compete on the open market.

In a seller's market, you have more room for error or your personal taste.  In a buyer's market, every decision counts - and it can cost if you get it wrong.  Therefore, it is ALWAYS wise to seek the input of a REALTOR® who knows the market well and can guide you to make informed decisions about your updates.  30 minutes of your time could net, or cost, you thousands of dollars.

OK, I realize it's been a while since I updated my blog!  I apologize for that!  The good news is that business has been so strong that it's been difficult to find the time to update as much as I intended to do.
